CHARITY PARTNER: BIG BROTHERS BIG SISTERS

Big Brothers Big Sisters facilitates life-changing relationships that inspire and empower children and youth to reach their potential, both as individuals and citizens. Big Brothers Big Sisters run an ongoing group mentoring program in almost all of Morguard’s markets across the country. Go Girls!, for girls aged 12-14, focuses on physical activity, balanced eating and self-esteem.

According to Big Brothers Big Sisters, there are thousands of Little Sisters on wait lists for a Big Sister. This means that young Canadian females need, and want, a mentor. Morguard operates optimally located properties in communities across Canada that serve as a principle meeting place for young Canadian females. Their focus on females is inspired by the “ripple effect”: research shows when women’s equality is improved, economic and social conditions are improved for everyone. Since women account for slightly more than half of Canada’s population, empowering women means making the most of their talent by giving girls the support they need. BeYou is an intelligent investment for Canada’s future.

Shoppers Mall Summer Update: La Vie en Rose, Sobeys extra Interior Entrance, Washroom Upgrades
and more

Brandon, Manitoba – June 28, 2018 – It’s going to be a busy summer at Shoppers Mall! The mall announced a slate of summer activities today, including store openings, washroom renovations and an update on construction of the connection to Sobeys extra Brandon South.

The interior entrance to Sobeys extra Brandon South, which will allow shoppers to enter and exit the grocery store without having to go outside, is on schedule to be complete in mid-August.

“An interior connection to Sobeys extra is something our guests have been looking forward to, so I think a lot of people will be happy to hear this news,” said Kim James, General Manager, Shoppers Mall. “Having that connection between the mall and the grocery store will provide a convenient way for guests to do all their shopping without having to leave the mall.”

The mall also announced that Canadian lingerie retailer La Vie en Rose will be opening a store onsite. The popular brand produces and sells a range of undergarments, sleepwear and swimwear for women. La Vie en Rose is expected to open in time for the Christmas season.

Development of the East Side Mario’s restaurant located in the mall parking lot is also close to completion. The Italian-American casual dining restaurant will be opening in late July/early August.

This summer, Shoppers Mall will also perform an extensive upgrade to the Food Court washrooms and associated common areas. In addition to all men’s and women’s washrooms, the mall will update the Family and Handicapped washrooms, the Parenting Room and the washroom hallway.

“This renovation will give our washroom facilities a bright new look and upgraded, more eco-friendly equipment,” said James. “We’re making this investment so that we can continue to provide the best experience for shoppers and their families.”

Washroom upgrades will be completed in phases to minimize inconvenience, with signs posted in the mall to keep customers updated as work progresses. Renovations begin July 3 and are expected to be completed in October.

Shoppers Mall Wins 2018 Royal Manitoba Winter Fair Photo Contest

We’re proud to announce that Shoppers Mall has won the Provincial Exhibition of Manitoba’s 2018 Royal Manitoba Winter Fair (RMWF) Winter Fair Fever photo contest! The Winter Fair Fever contest encourages local businesses to show their community spirit by decorating their business with the RMWF banner and posting a photograph to Facebook, Twitter or Instagram. The Shoppers Mall photo garnered the most support on social media and was declared the 2018 winner.

To take the winning photo, Shoppers Mall management teamed up with mall retailers, contractors and the star of the shot, Joe, a miniature pony visiting from nearby MT Acres farm. The photo incorporated multiple elements that combined the spirit of the Winter Fair and the mall, including official Tim Horton’s Winter Fair donuts, a floor scrubber, plenty of plaid and 17 cowboy hats. The team creatively worked many smaller references into the photo and challenged viewers to find all the details.

“Everyone has been having a good time spotting all the hidden references,” said Candace McKenzie, Marketing Director at Shoppers Mall. “We love the Royal Manitoba Winter Fair at Shoppers Mall, so it was a lot of fun planning and taking this picture.”

This is the second consecutive year the mall has won the Winter Fair Fever contest. We were also finalists in 2016.

The RMWF is an annual week-long event held in Brandon during the last week of March. The 2018 event attracted over 100,000 visitors with the best of agriculture entertainment: live music, clinics and demos, animal exhibitions and more. Shoppers Mall took part in the fun with a decorated display at the centre of the mall featuring the best Winter Fair fashions available at many of the centre’s over 90 stores and services.

Morguard’s Outstanding Risk Management in Occupational Health and Safety Drives Recognition as One of Canada’s Safest Employers

Mississauga, ON, October 25, 2017 – For the fifth consecutive year, Morguard was recognized as one of Canada’s Safest Employers in the Retail and Services category by Canadian Occupational Safety. This notable achievement demonstrates Morguard’s ongoing commitment to occupational health and safety as a risk management imperative, with a positive impact on employee wellbeing and property performance.

“Morguard recognizes the value a strong occupational health and safety culture brings to our business, employees, and stakeholders,” said K. Rai Sahi, Chairman and CEO, Morguard Corporation. “Sound risk management is the bedrock of Morguard’s operating principles for obvious reasons including business continuity and liability reduction. Moreover, it is fundamental to keeping our people healthy and safe, which is of upmost importance.”

The continued success of Morguard’s Occupational Health and Safety (“OHS”) strategy is a result of the company’s unique approach to developing processes in-house, which incorporates an organizational focus on employee empowerment and accountability as core values.

“Empowering employees across Canada to be responsible for health and safety is integral to upholding our reputation while keeping both employees and tenants safe in Morguard properties,” said Sahi. “Morguard’s focus on empowerment and accountability contribute to reduced business costs and service disruptions, in addition to improving employee retention and lowering rates of absenteeism – which is good for both our people and our business.”

As Morguard manages more than three million work hours annually across more than 300 commercial and development projects in Canada, designing its health and safety strategy in-house enables the company to meet the demands of each individual property. This is realized by:

  • Providing employee training and maintaining communication across the entire organization about occupational health and safety (more than 1,000 employees completed close to 7,200 hours of training in 2016).
  • Centralizing Occupational Health and Safety oversight within the Risk Management function and leveraging best practices across locations nationwide.
  • Developing programs internally to allow for a greater level of control and customization per stakeholder, and to create clear lines of responsibility.
  • Encouraging active employee and tenant participation through inclusive program planning, implementation and measurement.
  • Identifying potential hazards and working collaboratively on solutions and risk mitigation.

Morguard senior management is actively involved in the implementation of programs supporting occupational health and safety. Senior management works collaboratively with Morguard’s Risk Management team to ensure best practices are met, to ultimately build a healthier and more productive workforce, enhance business efficiency and deliver on property performance.

Shoppers Mall and PCL Construction donate 2,500 ceiling tiles to Habitat for Humanity Brandon

Brandon, Manitoba – August 31, 2017 – Shoppers Mall, owned and managed by Morguard, and PCL Construction have joined forces to remove approximately 9,000 square feet of ceiling tile from the former Target store as part of the Shoppers Mall redevelopment. The 2,500 salvaged tiles were donated to Habitat for Humanity Brandon, who picked up the tiles from Shoppers Mall (1570-18th Street) on August 30, 2017 at 10:00 am.

“When we started redevelopment, we realized the tiles in the former Target space were in good shape,” states Candace McKenzie, Marketing Director, Shoppers Mall. “We worked with PCL Construction to remove the tiles so that we can donate them to Habitat for Humanity Brandon’s ReStore where they can be recycled and reused by people in our community instead of going to a landfill.”

Habitat for Humanity will sell the tiles in the ReStore location in Brandon. The ReStore receives new and used building materials generously donated by manufacturers, retailers, contractors and homeowners and resells them to the general public at greatly reduced prices. Proceeds from the ReStore cover 100% of Habitat for Humanity Manitoba’s administrative costs enabling all personal and corporate donations to go directly to the construction of affordable homes for low-income working families.

“Habitat for Humanity ReStore located at 630 Rosser Avenue in Brandon provides a solution for businesses who are planning a remodel for safe and environmental disposal of the removed items,” says Tim Frey, Vice President, Manitoba ReStores.  “The donation of ceiling tiles from Shoppers Mall not only brings in high quality items for our customers to purchase, but supports Habitat’s mission in providing safe, decent, affordable homes for Habitat partner families to purchase in the Brandon and Westman communities.”

PCL Construction carefully removed approximately 9,000 square feet of ceiling tile from the former Target store to ensure they were suitable for donation.

“PCL Construction is always happy to assist our partner Morguard,” adds Adam Taferner, P.Eng., Project Manager PCL Construction. “We always appreciate Morguard’s approach to assisting the communities it lives and operates in and are happy to be a part of it.”

PCL and Morguard previously teamed up to remove and donate ceiling tiles from two former Target locations in Saskatoon. Tiles from Lawson Heights Mall were donated to Habitat for Humanity Saskatoon and tiles from The Centre Mall were donated to the Greater Saskatoon Catholic Schools.

Construction has already begun on the Harvey’s/Swiss Chalet, East Side Mario’s and Fionn MacCool’s. To further enhance the customer experience, plans include a new exterior entrance near the Sobeys Extra and a new corridor that will allow access to the supermarket from inside the mall.

DID YOU KNOW?

A recent Nielsen global online survey shows that almost 75% of Millennials are willing to pay more for sustainable products.1   Shoppers Mall retailers continue to be environmental leaders in Brandon, with many providing environmentally responsible products, and impressive sustainability programs.

  • The Body Shop has set clear targets for reducing the direct environmental impact of their store’s operations between 2010-2020.   This includes reducing electricity consumption, emissions from diesel and gas, and waste by 50%, and water consumption by 25%.
  • GNC’s environmental initiatives have yielded reductions in energy use at its Pittsburgh headquarters and across its 2600+ company-owned stores in the U.S. and Canada, together with reductions in paper use and elimination of all Styrofoam cups at the company’s headquarters. In addition to converting over 45,000 incandescent bulbs to LED lights, they have also installed energy-efficient thermometers at all their stores, implemented a lights-off program outside of business hours, and use store bags and paper with recycled content.
  • Tim Hortons has made recycling and composting a major focus of their sustainability efforts. By working with waste industry experts and mill trials, they have determined that their hot beverage cups are recyclable, but there is still a challenge of accessibility to recycling programs that can accept and process them. They continue to work with municipalities to find low-tech solutions that can allow their product to be recycled – in the meantime, they continue to encourage people to bring their own travel containers by offering a discount. In 2014, Tim Horton’s restaurant owners supported 650 local community clean-ups.
  • Owned by L Brands, La Senza have been rolling out numerous energy efficient projects that have resulted in significant energy savings. This includes a reduction of store-electricity use (in Canada and the U.S.) of 22 million kWh! Other efforts include the use of FSC certified paper in all their catalogues, donating $1 million related to protecting research and advocacy for endangered forests, and waste diversion of over 11,000 tonnes in 2015.

July 2016

A Transformation at Shoppers Mall in Brandon, Manitoba to Meet the Needs of the Community

July 18, 2016 – Shoppers Mall in Brandon, Manitoba is transforming under a remerchandising strategy led by its owner, Morguard Real Estate Investment Trust.  The dominant regional shopping centre, located at the intersection of 18th Street and Richmond Avenue, will begin to realize positive change with the addition of new best-in-class retail, services and restaurants — complementing the existing 90 retailers.

The transformation at the 367,000-square-foot shopping centre includes the sustainable redevelopment of the main entrance and specific common areas, as well as the proposed development of freestanding pads to increase density and enhance the greening of the site.

“This transformation signals a new era at Shoppers Mall,” said John Levac, Vice President, Asset Management at Morguard REIT. “The investment is designed to cater to the demands of the community and attract new shoppers seeking exceptional choice and diverse retailers.”

The remerchandising strategy has resulted in a lineup of confirmed new retailers including:

Sobeys Extra

A 62,500-square-foot Sobeys extra store will become the new anchor and is expected to open this winter in the former Target space.  The new store will have a market atmosphere and offer customers innovative full-service departments, a multi-use community room for events such as cooking classes, and in-store experts including a chef and wellbeing counselors. A planned new façade will transform the main entrance of the Mall in conjunction with the Sobeys opening.

GoodLife Fitness

GoodLife Fitness will open a 24,670-square-foot Co-Ed Club in early 2017 in a portion of the former Safeway space. The Co-Ed Club, the largest in Manitoba, will offer the community a modern, first class facility with amenities that support an active lifestyle.  It will provide customers with an enhanced one-stop location for retail and services.

New Restaurants

Swiss Chalet and Harvey’s

A combination Swiss Chalet and Harvey’s on a freestanding pad at 18th Street and Richmond Avenue is planned pending final site approval.

East Side Mario’s and Fionn MacCool’s

A combination East Side Mario’s and Fionn MacCool’s on a freestanding pad at the 18th Street entrance is planned pending final site approval.

Thai Express

Thai Express will be opening in the existing Food Court in November 2016.

The new restaurants proposed on the exterior pads will add 13,500 square feet of complementary food services to the existing 8,600 square feet of interior food court and sit down restaurants, resulting in more options for Mall visitors – and the community at large.

The proposed development plans for the freestanding pads are now available for public comment onsite at Guest Services.  The plans are also available online at http://shoppersmallbrandon.com.

There is strong momentum behind the leasing efforts at Shoppers Mall and further new retailers will be announced in the months ahead.

Note to Media:  Renderings of the redevelopment and proposed freestanding pads are available upon request to corporatemarketing@morguard.com.

MISSISSAUGA, ON, May 8, 2015 /CNW/ – Morguard Real Estate Investment Trust (“the Trust”) (TSX: MRT.UN) today announced a property and leasing update.

The Trust has finalized lease arrangements with GoodLife Fitness for a new 24/7, 75,000 square foot club at Parkland Mall in Red Deer, AB, scheduled to open in the spring of 2016. Located in the former Sears store the club model will feature a GoodLife Fitness and Fit4Less by GoodLife in a unique side-by-side format –only the second of its kind in Canada.

Additionally, Canadian Tire has reached an agreement to assume the lease on the former Target store at Aurora Centre, Aurora, ON.  Wal-Mart meanwhile has agreed to assume the former Target lease at Southdale Centre, Winnipeg, MB.  The deals are subject to approval by the court appointed monitor.

“GoodLife Fitness, Canadian Tire and Wal-Mart are all high caliber tenants and are expected to increase foot traffic from primary and secondary trade areas benefiting existing tenants,” said Rai Sahi, President and Chief Executive Officer, Morguard REIT.  “We will continue to work to realize further opportunities for new retailers at these properties.”

The Trust has received notice from Target Canada that they have disclaimed leases in three properties owned/co-owned by the Trust.  In the near term, the leases are still indemnified by Target’s U.S. parent.  The properties disclaimed are Prairie Mall, Grand Prairie, AB (50% co-ownership), Shoppers Mall, Brandon, MB, and Cambridge Centre, Cambridge, ON.  These stores represent 0.3 million square feet of gross leasable area and gross annualized revenue of $2.9 million.

Subsequent to receiving the disclaimer notices, the Trust has commenced negotiations with potential retailers to improve the tenant mix and tenant covenant.

This announcement confirms the resolution of five of the Trust’s original Target locations.
